Loan Agreement

Completely hands off property investment, Solictors drawn up loan agreement, 10% per annum return. 

Once we have had a chat and you have decided to go ahead, it’s a very simple process. The capital amount and the length of the term is agreed. The loan agreement is sent via DocuSign and witnessed by both parties. The capital is then transferred and the interest is paid back on the agreed date with the interest amount and initial capital investment amount returned. This investment can roll over to a new term if both parties agree.

Frequently Asked Questions

What happens if the market drops in value?

We only buy properties at a good fair price and that we can add value to. By doing this we future-proof each investment and are protected against variances in the market.

Property prices will always fluctuate however, history tells us that ultimately (over a mid to long-term hold) property prices always trend upwards. We are not buying these properties to sell, but to create monthly cash return which are based on the strong student accommodation market. The capital appreciation, which we project our properties will enjoy over time, is an additional benefit to excellent monthly returns.

How does the minimum investment work?

The minimum investment is a rough estimate based on purchasing and renovating the property and our one-off fee. Sam will talk through specifics on the call, including mapping out what your return on investment looks like in the first year, the next five years and the next ten years.

What happens if there are void periods?

We target the student market, one of our key attributes is we only buy properties within very close proximity to the university, our properties are beautifully designed and are in a different league to most local comparable accommodation. Properties are usually full by December for the following academic year. Students also have to have guarantors, so if there were ever any problems with the rent, the guarantor (typically their parents) would then be involved meaning there is usually a full recovery of rent.  

What happens with the day-to-day running of the property?

Sam and Chelsey manage all properties in-house.

They are quick to fix any reported maintenance issues.

Each property is cleaned weekly, this helps us pinpoint any potential maintenance problems so we can be preventative and not reactive.

We use the latest technology to track tenant payments, certifications, insurance and all other legally binding documentation to ensure we are always on track and nothing gets missed.
